Valencia is one of the newer master-planned communities in Manvel, Texas, offering a convenient location for buyers commuting to Downtown Houston, the Texas Medical Center, Pearland, or Lake Jackson. Buyers are drawn to Valencia for its newer homes, community amenities, and selection of respected builders.
Every buyer has different priorities. Some are looking for the best builder. Others want the right floor plan, the best incentives, or a quick move-in home. My job is to help you compare all of those options before you walk into a sales office.

What Does a Home Look Like During the Framing Stage?
One advantage of buying during construction is seeing what’s behind the drywall.
Walking a framing-stage home allows buyers to see how the house is being built before insulation and drywall cover everything up. It also gives you a better understanding of framing, plumbing, electrical work, HVAC installation, and overall construction quality.
This is one of my favorite times to walk a home with buyers.
Should I Buy a Quick Move-In Home?
Quick move-in homes can be an excellent option if you don’t want to wait several months for a home to be built.
Builders often include incentives on inventory homes, and sometimes buyers can move in much sooner than starting from scratch.
The key is understanding the construction stage, available incentives, inspection process, and what items should be completed before closing.

Do You Still Need a Home Inspection on a New Construction Home?
Yes—and I recommend it.
One of the biggest misconceptions I hear is that a brand-new home doesn’t need an inspection. While today’s builders work hard to build quality homes, every home is built by people, and even great builders appreciate another set of experienced eyes before closing.
I encourage my buyers to have professional inspections performed at the appropriate stages of construction whenever possible. Depending on where the home is in the building process, that may include a framing inspection before drywall, a pre-drywall inspection, or a final inspection before closing.
During our walkthroughs, we’ll also meet with the construction manager, review any inspection findings, and make sure repairs or punch-list items are completed before closing whenever possible.
