A lot of buyers are surprised how quickly pricing can change once structural upgrades, lot premiums, and design selections are added.

Ask:

  • What upgrades are most buyers adding?
  • What is considered standard?
  • What costs extra?
  • Are appliances included?
  • Are blinds, gutters, garage openers, or landscaping included?

Sometimes two homes with similar advertised prices can end up tens of thousands apart once everything is added.


2. What Builder Incentives Are Available Right Now?

Builder incentives change constantly.

Some builders may offer:

  • rate buy-downs
  • closing cost assistance
  • appliance packages
  • design-center credits
  • free upgrades
  • discounted inventory homes

But incentives are not always equal across communities or even across inventory homes within the same neighborhood.
